Real Estate Agents Who Actually Understand Investors in the Philadelphia Suburbs

Here's a number that tends to surprise people: only about one in five real estate agents invest in real estate themselves. That means if you're building a rental portfolio, working through a BRRRR deal, or flipping your first house in the Philadelphia suburbs, there's a real chance the agent helping you has never personally done any of it. They might be excellent at helping a family find their forever home. Investing is a different skill set, and it's worth knowing the difference before you decide who you work with.


Why the Distinction Actually Matters

A traditional agent is trained to help someone fall in love with a house. An investor doesn't need to fall in love with anything. What an investor needs is someone who can run numbers quickly, spot a rehab budget that's about to go sideways before it happens, and say honestly when a deal doesn't work, even if that means walking away from a commission. That kind of judgment isn't something a licensing course teaches. It comes from having bought, renovated, and sold property yourself, and from watching a lot of other investors do the same thing, successfully and otherwise.


What to Actually Ask

If you're vetting agents in Chester County, Montgomery County, Delaware County, or New Castle County, Delaware, here are the questions worth asking before you ever tour a property together:

  • How many investor deals have they personally closed, separate from their total transaction count?
  • Can they speak specifically to flip budgets, BRRRR budgets, and buy-and-hold underwriting, not just general market talk?
  • Will they walk you through comps and after-repair value without leaning on a script?
  • Do they have contractors, lenders, and other investors they can actually connect you with?
  • Are they willing to tell you a deal doesn't pencil, even when saying yes would be easier for them?

Any agent who answers those clearly and specifically is worth more to you than one with the biggest yard sign in the neighborhood.


How We Approach Investor Work

Last year we closed 105 transactions, and 55 of those were investor deals. Our focus stays mostly residential, including small multifamily properties up through fourplexes, with occasional commercial work when it fits a client's goals. Everyone on the team invests personally, which changes how the conversations go. Tracy just wrapped her first live-in flip. Zack, who works almost exclusively with investor buyers, has done nearly a dozen projects of his own on top of two live-in flips. That hands-on experience is what lets us walk a client through a deal the way we'd walk through our own, numbers first.

For people who want exposure to real estate without managing a project directly, we also run a real estate investing fund that has historically targeted 8 to 12 percent annual returns for accredited investors, depending on individual goals.


Local Knowledge That Actually Applies

We spend most of our time in Chester, Montgomery, and Delaware Counties in Pennsylvania, along with New Castle County, Delaware, and two towns where we've done a lot of our own investing are Coatesville and Downingtown. They look almost nothing alike on paper: different price points, different renovation scopes, different buyers waiting at resale. Knowing that difference before you write an offer is what keeps a project from turning into an education you paid for. West Chester is its own animal entirely, competitive enough that it deserves a closer look on its own.
